    ROTONDA WEST

    Rotonda West is a deed restricted area, located between Englewood and Port Charlotte, on the Cape Haze peninsula.  The area has grown considerably since some of the early homes were built in the 1970s and now approximately 60% of homesites have been developed and construction is ongoing.  It comprises 3 golf courses and six distinct ‘sections’, (subdivisions) – Oakland Hills, Pebble  Beach, Pinehurst, Broadmoor, Long Meadow, White Marsh, Pine Valley.  The sections are separated by freshwater canals and the golf courses are spread across all areas of Rotonda West.  The area contains mainly single family homes with a few condominium communities and duplex properties.  Prices range from $90K - $500K+ depending on age and size of property.  All properties back onto golf course, canal or greenbelt.  Standard lot sizes are 80 x 120ft (9600 sq ft).

    ROTONDA LAKES AND HEIGHTS

    Rotonda Lakes and Heights are deed restricted areas on the outskirts of Rotonda West, outside the ‘circle’.  Rotonda Heights is on the North West side of Rotonda West and Rotonda Lakes is on the North East side.  They are more recent developments with generally newer homes, mainly single family homes with a few duplexes and .  Some properties back onto lakes, canals or greenbelt.  Prices range from $130K - $300K+, depending on size and age of property.  Standard size lots are 60 x 120ft (7200 sq ft).

    ROTONDA SANDS, MEADOWS AND VILLAS

    Rotonda Meadows, Sands and Villas are located to the South East of the Rotonda Circle and are the least developed communities in Rotonda.  The area contains single-family homesites and a gated community (Gasparilla Estates) with oversized lots (acreage).  Lots are available for $10-20K (under 10,000 sq ft) or for $250K+  in the gated community.

    BOCA GRANDE

    Boca Grande is located on Gasparilla Island, a 7-mile long barrier island located south of the Cape Haze Peninsula with beaches on one side and the InterCoastal Waterway on the other.  Unlike some of the other barrier islands (Palm Island, Little Gasparilla), which can only be accessed via boat, there is a toll road leading onto Gasaparilla Island (commonly known as Boca Grande Island) and the accessibility combined with fabulous beaches have resulted in this being one of the most exclusive locations in the area.  Properties here include beach houses, condominiums and luxury single family homes and prices range from $500K - $15million.  Many are located on the beaches (or have easy beach access) or located on waterways with boating access to the Intercoastal and some of the more exclusive properties have both.  The island is a popular exclusive ‘get-away-from-it-all’ destination location with a good variety of restaurants and shops and a relaxed way of life with residents and visitors using golf carts to travel around the island.

    CAPE HAZE / PLACIDA

    Cape Haze is the area close to the Intercoastal Waterway, along Placida Road on the Cape Haze Peninsular, overlooking the InterCoastal Waterway.  Cape Haze West is a deed-restricted community with many waterfront properties, some with no bridges to access the Gulf of Mexico.  Prices range from $350K - $2.5million.   There are a number of newer luxury condominium developments on Placida Road, some of which overlook the InterCoastal and prices for these range from $150K - $600K.  Cape Haze Windward is located on a Links golf course with patio homes overlooking the golf course or wildlife preserve areas and large single-family homes, some of which have gulf-access via one bridge.  Prices in Windward range from $200K - $400K.  Eagle Preserve is a gated community built between the private Lemon Bay Golf Club and the InterCoastal, with large homes priced from $750K - $1.3million and homesites available from $200K-$750K.

    SOUTH GULF COVE

    South Gulf Cove is a deed restricted community located between SR771 (Gasparilla Road) and the Myakka River with over 50 miles of canals leading out to the Myakka and the Gulf of Mexico via a lock system.  Some of the waterfront properties are deemed to be ‘sailboat’ properties as there are no bridges to negotiate before the River and others are suitable for powerboat access.  Over 25% of the lots in South Gulf Cove are waterfront and there are still many lots available for building on – less than 50% of lots are developed.  The community contains boat ramps, parks and is deed restricted.  Most of the properties are single-family homes with a few duplexes.  Prices range from $150K - $1million.

     

    GULF COVE

     

    Gulf Cove is a deed-restricted community located on the Myakka River, just North of SR776, between Port Charlotte and Englewood.  The community contains waterfront properties overlooking the River or on canals which lead directly to the River (no bridges) and non-waterfront properties.  On one side of the community is a nature preserve and there are community parks and a boat ramp.  Single-family homes are priced from $140K – $1.5million+  depending on age, size and location.   

     

    EAST ENGLEWOOD

     

    East Englewood is the residential area bordered by Winchester/Gulfstream on the West and Gasparilla Road/McCall Rd to the East and is conveniently located for Englewood, Port Charlotte and North Port with access to I-75 via Winchester Blvd.  The area is non-deed restricted which is popular with people who want to keep multiple vehicles, boats etc on their property.  The single-family homes range in age from 1970s built to brand new and size ranges from small 2-bedroom homes to large estate-size homes on multiple lots.  Prices go from $50K - $400K.

    ENGLEWOOD

    Englewood was recently voted #2 destination by TripAdvisor and has kept its small-town charm.  Englewood is not overdeveloped and has something for everyone!  Dearborn Street is the center of Englewood with unique shops and dining and there is easy access to the beach, shopping and all amenities.  There is a wide range of properties and prices vary according to location, size, age etc.   

    ENGLEWOOD BEACH / MANASOTA KEY

    Manasota Key is the barrier island which runs from Englewood up to Venice.  The southernmost point is a State Park (Stump Pass) and Englewood Beach extends all the way up the island.  There is a road which runs along the length of Manasota Key and on one side properties are located on the InterCoastal (Bayside) and on the other, they are beachfront (Gulfside).  There is a wide range of properties on the island, including condominiums, cottages and estates.  Prices range from $160K for 1-bed apartments to $6million bay-to-beach estates.

    PALM ISLAND / DON PEDRO / KNIGHT ISLAND / LITTLE GASPARILLA

    Just North of Boca Grande is a barrier island which can only be accessed by boat.  This island is Little Gasparilla and includes the communities of Palm Island and the Palm Island Resort, Don Pedro and Knight Island.  The island has 7 miles of pristine beach on one side and on the other side, overlooks the InterCoastal waterway and Lemon Bay.  There is a car ferry which runs regularly to the mainland and many people live full-time on the island, traveling around the island by Golf cart.  It is an idyllic vacation destination and homes are available for short-term rental or used as second homes and ‘get away from it all’ retreats.  The center part of the island is Don Pedro state park with a public beach and walking trails, accessible only by boat, with access through a narrow waterway off the InterCoastal and across a lagoon to public docking – definitely a worthwhile trip!  Many of the properties are on the beach or on waterways leading to the Intercoastal and have private docks.  Prices range from $300K for an interior cottage on the island to $5M+ for Gulf-to-Bay estates.

    SOUTH VENICE

    South Venice Beach is a community of 7000 homes located just north of Englewood, between the InterCoastal and US41.  The non deed-restricted community has its own beach, boat ramp and regular ferry service across the InterCoastal to the beach which is available to residents for a nominal annual fee.  The homes are priced from $70K - $400K.

     

     

    PORT CHARLOTTE

     

    Port Charlotte is a large town located on Charlotte Harbor with a wide range of property and pricing.  There is a popular shopping mall, many of the major chain restaurants, unique restaurants, movie theater, golf, boating, small beach and all amenities.   Port Charlotte stretches from the El Jobean bridge over the Myakka River to the bridge over Charlotte Harbor which leads to Punta Gorda.  It is also a short drive from North Port which is located just North of Port Charlotte, along US41.  The Charlotte Stadium is the Winter home of the Tampa Bay Rays baseball team.
