  • THE SELLING PROCESS

    SELLING YOUR PROPERTY

    When selling property, it is always best to use a local Realtor who knows the process and is able to help you through every step.  When a property is listed by a Realtor on the Multiple Listing Service (MLS), it is visible to all Realtors nationwide and all licensed Realtors in the area are working to sell your property because, if they bring a Buyer, they will get a share of the commission.

    Selling property is a partnership and we will work together to get the maximum exposure for your property and the best results for you.

    In all transactions, the Seller pays the Realtor commissions from the proceeds of the Sale and the commission is split between the Buyer's and Seller's Realtors.

    This is a quick guide to help you understand the process and I would be happy to answer any questions.  You might also want to check the Frequently Asked Questions to see if your question has already been answered!

     

    THE SALES PROCESS

    • Meeting to discuss requirements - why are you selling, what do you want to achieve, what are your timescales, how can I best help you?
    • Presentation of Comparative Market data - what has sold and for how much, what is currently Pending, what is the competition, where is the market heading?
    • What do you need to do to your property to make it more marketable?
    • Based on your specific requirements and type of property, I prepare a personalized marketing plan for each listing which includes internet and media advertising, photographs and virtual tour, Open Houses, mailshots.
    • Agree process for showing to potential Buyers.
    • Prepare Estimated Proceeds to show you how much you are likely to realize from the deal.
    • Listing Agreement to be signed by Seller (you) and Listing Realtor.
    • I will introduce the GMAC Real Estate concept of Premier Service.  We provide a written guarantee for our services and are tangibly measured on our performance.
    • Marketing of property.
    • Arranging showings (viewings).
    • Presentation of offer(s) and negotiation.
    • Tracking inspections, working with the Buyer's Realtor and Title/Attorney company to ensure everything is going to plan.
    • Attend Closing (Completion).
