ARE YOU READY TO BUY PROPERTY IN FLORIDA ?

Before buying, you need to be clear on your requirements.  Everyone's situation is unique and we work with people to help them find the property which best meets their specific needs. 

WHY ?

• Why are you buying?
• Will this be a short-term or long-term investment?  Is this home to be a primary residence or second/vacation/holiday/future retirement home?  Will the house be rented?

WHERE ?

• Location.  What does the area need to offer - schools, recreation (golf, beaches, sports facilities, parks), community activities, shopping, transportation. 
• How long will it take to commute to work?
• What type of community - deed-restricted, waterfront, gated, golf-course?

WHAT ?

• What type of property?  Vacant land, mobile home, attached villa (semi-detached), condominium, single-family home?
• Age of property? 
• Size of property - number of bedrooms, baths, great-room or separate living room and family room?
• Private pool or community pool or no pool?
• South facing for maximum sun?

WHEN ?

• When do you want to take possession?  Some sales can take longer (short sales, seller overseas etc). 
• Do you plan to rent property out immediately?

HOW ?

• How do you plan to pay for the property?  Cash, Financing?
• Are you pre-approved and pre-qualified?  With the current tightening of loans, it is harder to get loans for more than 80% of the property value (75% for non-US residents) but it is not impossible!  We can put you in contact with local banks and mortgage brokers who can help you become pre-qualified.
