    BUYING PROPERTY IN FLORIDA

    No matter how many properties you have bought and sold in other States or even other countries, there may still be some differences when you buy property in Florida.  That is why it is worth using a local Realtor who knows the process and is able to help you through every step.  Many of our customers are from the UK and as a Brit living in the US, I can tell you that things are very different over here!  I will help you understand the differences and ensure everything goes to plan. 

    I will also help you understand all the costs associated with property ownership (taxes, insurance, ongoing maintenance, property management, homeowners fees etc). 

    Buying property should be exciting, not painful!!

    This is a quick guide to help you understand the process and I would be happy to answer any questions.  You might also want to check the Frequently Asked Questions to see if your question has already been answered!

    THE BUYING PROCESS

    It is always best to use a local Realtor to help you with the buying process.  Choosing a Realtor is just like choosing a Doctor or Dentist - you need to be comfortable working with them as it is a long-term relationship!  We provide local knowledge, expertise and an ongoing professional Service.

    There is no cost to the Buyer for these services.  Realtor commissions (estate agent fees) are paid by the Seller and split between the Buyer and Seller's Realtors.

    • Choose a Realtor.  Once you have chosen a Realtor to work with (and I would love it to be me!), they will be able to show you ALL properties listed for sale on the centralized MLS system, irrespective of which Agency the property is listed with.  It means you have a single point of contact for all your Real Estate needs.
    • Your Realtor will arrange the appointment and accompany you to show (view) properties.
    • Once you have chosen a property to purchase, your Realtor will prepare an offer and present it to the Seller's Realtor, who will present to the Seller.   When your offer is accepted, the signed document becomes a Contract.  The Contract identifies Closing Date and who (Buyer or Seller) will pay for Title/Attorney fees.
    • Your Realtor will arrange for property inspections as required and track your mortgage application to ensure that funds will be available for closing (completion).
    • Florida rules allow Closings to be conducted via mail - papers posted to Buyer/Seller for signature and funds can be wired directly to the Closing/Title company.  A Realtor's job is to track everything and ensure that everything is completed within the required timescales.  The Realtor also attends the Closing on behalf of the Buyer.

    AFTER THE PURCHASE 

    Many of my customers live overseas or outside the state of Florida and I will provide names of Property Management companies who can watch over their properties, including management of lawn care, pest control, pool maintenance and, when a house is rented, they can also arrange for key collection, renter support and cleaning.
